Some of the challenges we face in the Serviced Flex-office sector are:

  • There is a high level of competition from other serviced office providers across both Dublin and London. These are a mix of local and global providers, and this means that there is a need to differentiate services and amenities to stand out in a crowded market.
  • Economic fluctuations can impact businesses, leading to potential downsizing and reduced demand for office space.

Some of the opportunities in our sector include:

  • The current rising demand for flexible and co-working spaces as businesses seek adaptable solutions that fit best with their modern workforce.
  • The Diversification of Services is an opportunity we are engaging in, offering additional services such as meeting rooms and business support services. There are also opportunities to form partnerships with businesses, networking groups, or local authorities to enhance the offering and reach of both Grafter and its members.


Q: How do you set your business apart from competitors in your sector?

We differentiate ourselves from our competitors with our service offerings above and beyond the standard office services. Work goes beyond the four walls at Grafter. We have established partnerships with over 65 of some of the best dining and entertainment in Ireland and The UK – giving you exclusive access and discounts to restaurants, bars, hotels, spas, gyms and more. Q: How has your involvement with the Chamber improved your knowledge and connections etc. within the British-Irish Trading sector?

Being involved with the Chamber has allowed us to network with business that operate within UK and Irish markets and build a strong rapport with the decision makers in those businesses. It has allowed us to have access to a wealth of business knowledge from many different sectors that we can use to help our own business succeed.
